Frequently Asked Questions

- Make sure you register for inspection before applying for rental properties. Our current rental listings are posted here in our website, REA, Domain, and Homely
- After inspecting your preferred property, you can submit your application. Please click here, to know more about mandatory documents you need to submit.
- Successful applicants will be contacted by property manager. From this point, the property manager will stay in touch with you by providing further guidance.
Before assigning the rental agreement to the new tenant, the renter must receive the rental provider’s written approval. A new or modified rental agreement will then be added with the name of the new tenant. Unless there is a valid objection, the rental provider must agree to the transfer of the rental agreement. There is no standard form for asking a landlord to transfer a lease or for transferring a lease from one tenant to another. Rental providers are not permitted to demand payment in exchange for their consent or to withhold consent if a renter won’t pay. If the rental company accepts the transfer, they may request that the tenant cover any reasonable fees associated with creating a new lease.

- Identification (ID). You must provide your identification in the form of Passport or Driver’s license. Other form of identifications, such as, Student ID, Confirmation of Enrolment (COE), Medicare card, birth certificate and others as secondary source of proving your identification.
- Proof of residency. You need to show your Australian Visa or citizenship.
- Income statement. You need to submit your payslip from employer or generate bank statement. If you are a student, you can submit Parental Guarantee form
Other supporting documentations. This covers previous utility bills or rental payment history. Additionally, you can also ask for rental reference from your previous property manager.

- Minor Maintenance: Tenants are usually responsible for minor day-to-day maintenance tasks like changing light bulbs, replacing air filters, and maintaining cleanliness.
- Reporting Issues: Tenants should promptly report any maintenance issues to the property manager to prevent them from worsening.
- Preventative Care: Taking steps to prevent damage, such as keeping the property clean and avoiding misuse of appliances, is also the tenant’s responsibility.
- Lawn and Yard Maintenance: If the rental property has a garden or yard, tenants may be responsible for maintaining these areas as specified in the lease agreement.
Please send an email to your property manager that includes the following details:
(1) Property address
(2) Subject of the maintenance issues
(3) Attach photos or short videos that clearly portrays the problems
(4) Description of the problems
(5) What you have done after the issues occurred
(6) For urgent repairs that are stated in the lease agreement, please call and message (text) your Property Manager and Building Manager
- Bank Transfer: To pay your rent, initiate a bank transfer from your account to our company’s trust account using the provided account details. You can always refer to your lease contract to find the account details.
- Include reference: In the payment reference or notes section of the transfer, include your rental property address. This ensures that your payment is correctly matched to your account. For example, 11/160 Victoria St.
- Automatic Receipt: Once the payment is received and processed in our system, an automatic receipt will be generated and sent to your email address. This receipt serves as confirmation of your rent payment.
